Separate the possible sources
Tell the engineer whether damp appears continuously or after a shower, bath or basin is used. Where access is available, moisture readings and targeted testing help distinguish supply leaks from drainage or surface-water problems.
Investigations in occupied rooms
Arrange access with the care team. Identify a staff contact, explain which bathrooms can be taken out of use and agree an alternative before testing begins.

- Pipework concealed behind walls and below floors
Reduce unnecessary opening up
Moisture meters, thermal imaging and inspection cameras can help narrow the search before access work is considered. The condition and construction of the room influence what can be checked without opening surfaces.
